Buyers Best Choice
My goal is to provide a level of service above and beyond what the traditional real estate agent gives to his/her clients.
There are approximately 7,000 licensed real estate agents in the Denver metro area, who will tell you they can act as buyer agents. And, they can until they show you a property either they or their company have listed for sale. At that point, you lose your representation.
There are less than a dozen Exclusive Buyer Agents among that 7,000 who ALWAYS represent you. I am proud to say that I never represent the seller, or put my clients in a position where I cannot fully represent their interests.
My clients have actively sought me out due to my reputation, expertise and desire to find exactly the right house for the buyers. I do not show you only 8 houses and then ask you to pick one, which is what most agents do. I will ensure that the house you choose is the one you really want, not the one I think you should have.
I will recommend only the best people to you, whether it is the home inspector, an electrician or painter. I will always be available to help you before and after the transaction.

Anne and Eric had read that the best type of agent to have was an Exclusive Buyer Agent. They found my services on the internet and contacted me.
We met, went through all of what they wanted in a home, what their financing situation was and what the time frame for purchasing a home was.
We looked at any number of homes, including actually putting a contract on one which didn’t work out for them. Even though that was discouraging, the house that they did find was far above the one they had previously liked. It was a very well cared for tri-level, 3 bedrooms, 2 baths, and a large fenced yard with a garage.
They worked with one of the lenders that I recommend and everything went exactly the way it should have. They actually had to bring less to closing than the original estimate.
We did have the sellers contribute funds toward the closing costs so Anne and Erick would have money for some remodeling that they wanted to do after moving. The seller took care of all the inspection issues and then some.
It was a wonderful experience for them and me. They have a beautiful home with a nice yard. Their house payment allows them to make changes in wall color, carpeting, etc. and have some left over for a social life. They have increased their equity just by doing some other small things.

Sheila Meehan had used other real estate agents before she found me. They were showing her properties that didn’t meet her needs, didn’t communicate on a regular basis with her, and in Sheila’s words, “Just couldn’t be bothered.”
She and I began to look for a house in the urban areas of Denver. She was very open to any and all properties. I previewed any number of houses for her and then would take her to see the best of the houses on the market. We looked for 6 weeks or so, searching for just the right one at a decent price.
She was also thinking about a house that would support either a room mate or renters. So, not every home worked. We found a great Victorian Painted Lady that had at one time been converted into two apartments, one upstairs and one downstairs. There were renters in the lower apartment at the time of closing. She let them stay while she remodeled the upstairs unit. By the time she was done, their lease had expired, so she moved downstairs and rented out the apartment upstairs. The price was great, and due to the rental income, she had sufficient funds to do the remodeling.
She also used several of the contractors that I recommended and she was very happy with the jobs they did. That also makes me feel like I have screened the contractors properly.

Teri and Al Saa were newlyweds when they decided to sell both of their condo units and purchase a new home together. I had known Teri for a number of years, but Al was new to me.
They couldn’t decide in what area they would like to live, so we went from Evergreen and Conifer, to Lakewood and Arvada and finally settled on Old Littleton. We looked at a great number of homes during the search process.
The minute they walked into the home they purchased, they knew it was to be theirs. The color left a lot to be desired, but due to Teri’s eye for decoration, in several short months, the house was completely transformed.
They added a garage, remodeled the bathrooms, tore up the carpet and refinished beautiful hardwood floors, re-captured the garden, added paint and new curtains. The house now is worth about $30,000 more than when they purchased it. That translates to an increase of roughly 10% per year.

Andre and Ginger moved to Denver from Boston. Andre came out for a week to look at different housing options. He wanted the “city” but, Ginger wanted the “burbs”. It was an interesting mix.
The suburban homes were just not quite right, and the city homes were just too small. Andre is an architect and had an eye for possible remodeling potential, but in most cases, it would have been a long and expensive task.
We ended up in Lowry where they purchased a brand new home. I worked with them through all of the steps of construction. I went with them to the Design Center to advise them on the “resale” potential of choices of tile, cupboards, etc. I went with Andre to the Pre-Dry Wall walkthrough, the final walkthrough and the closing. I even helped with issues on the sale of his home in Boston so that everything would go smoothly.
The nicest part about building a new home is that nothing needed to be “remodeled”. They ended up with a home that was perfect for them.
